Paul Smiths sits at 1,600 feet on a narrow isthmus, Lower St. Regis Lake on one side and Osgood Pond on the other, where Route 30 meets Route 86 in the Town of Brighton. It takes its name from the Paul Smith's Hotel, founded in 1859 by Apollos "Paul" Smith and one of the first wilderness resorts in the Adirondacks. The hotel burned in 1930, and Paul Smith's College was built on the site with money from the estate of Smith's son Phelps. A Coolidge-Era Great Camp on Osgood Pond

White Pine Camp, built in 1907 on 35 acres for New York businessman Archibald White, is a genuine Adirondack Great Camp of 20 buildings: an owner's cabin, a dining hall, four sleeping cabins, two boathouses, an indoor tennis house with bowling alleys, and a Japanese teahouse. It served as President Calvin Coolidge's Summer White House from July 7 to September 18, 1926, and runs historic walking tours. Northbrook Lodge, also in Paul Smiths, joined the National Register of Historic Places in 2014.

A 6er Peak and a Working College Town

St. Regis Mountain, inside the canoe area, is one of the six peaks in the Saranac Lake 6er challenge, which gives this hamlet a direct claim on the region's best known hiking brand. Long Pond Mountain sits in the same unit. The college anchors the other half of the equation with about 597 students, forestry and hospitality programs, and a working 14,000-acre campus. For an investor buyer, that student body is also a standing source of rental demand.

Getting In, Getting Out, and the Rental Question

Saranac Lake is 12 miles southeast for the hospital, grocery and downtown, with Lake Placid roughly 22 miles by Route 86. Adirondack Regional Airport at Lake Clear is the closest commercial field, running daily service to New York City and Boston, which makes the fly-in second-home case genuinely practical here. On rentals: no town-level short-term rental permit law was found in the Town of Brighton's published forms and local laws, which is more permissive on paper than Saranac Lake village or North Elba. Confirm with the Brighton town clerk, and note that New York State sales tax has applied to short-term rental stays since March 1, 2025.

Osgood Pond

Quieter water on the north side of the hamlet, and the best story on the page. White Pine Camp sits here, and with it the Coolidge summer of 1926, the teahouse, the boathouses and the bowling alleys. Osgood is a different proposition from the St. Regis chain: less rail-era grandeur, more genuine seclusion, and shoreline that a buyer can reach without a seven-figure budget in the right year. It is also, in our experience, the water people fall for after they have looked at everything else.

Lower St. Regis Lake and the College Corridor

Lower St. Regis fronts the Paul Smith's College campus, where the beach, docks and paddle storage sit. This is the hamlet's public face and its Route 30 frontage, the stretch most people picture when they picture Paul Smiths. Housing along here and on the Route 86 corridor is the mid-tier of the market: larger, more updated, multi-bath houses of roughly 3,000 square feet, the kind of property that works as a full-time residence rather than a seasonal camp.

Keese Mills, Gabriels and Rainbow Lake

Keese Mills Road, running west toward the St. Regis waters, is where the hamlet's everyday for-sale housing actually lives: older, smaller, one-bathroom houses in the 1,200 to 1,400 square foot range, and the entry price for the whole page. Beyond it, Rainbow Lake offers tall pines and private lake frontage on larger parcels, while Gabriels has a post office, a mini mart and entry acreage. All three sit in the Town of Brighton and share its short-term rental position. McColloms and Jones Pond, at the remote north end, are land and camp territory.
